Customer Profile - Miranda and Steve*

When reviewing applications, there are certain boxes property managers want to see potential tenants tick. This is particularly true when the market is extremely tight, as they will usually have dozens of applications to choose from. The problem is, many great tenants do not tick every box.

This was definitely the case for Miranda and Steve, who were looking for a new home for their young family. Steve was self-employed and Miranda had recently given birth, so wasn’t working, which made it difficult to show a stable income. They had also owned their previous home, so their rental history was somewhat limited.

To make matters worse, they were based overseas and needed to find somewhere before they arrived back in Australia. They had also been on tour with a major international recording artist, whose show Steve’s company was producing. This meant that they had effectively had no fixed address for previous 6 months.

Understanding what they were up against, Miranda and Steve contacted Your Home Hunter looking for help finding the perfect place. We discussed their situation and what they were after, which was all very realistic and reasonable. It was also clear they were going to be great tenants, so we were excited to assist with their search.

We helped them further refine their requirements and were able to find several options that seemed to fit the bill. There were a couple of places they were especially interested in, so we got to work setting up inspections. As they were still on tour, this was a little tricky to manage, but our network were incredibly supportive in finding suitable times.

One of our amazing Inspectors then did virtual walkthroughs of each of their shortlisted properties, via video call. This allowed them to see what each space was really like and confirm whether it would work for their family. It also allowed them to ask any questions they had about the property, and have them answered in real time.

There was one place that they felt was perfect for them, so we prepared and submitted their application. As part of this, we included additional supporting documentation explaining their situation and the “gaps” in their application. We also worked with the Property Manager to understand and address any specific concerns they had about Miranda and Steve.

After a little back-and-forth, and with the support of the Property Manager, we were able to secure the landlord’s approval. This was great news, and we couldn’t have been happier for Miranda, Steve, and their family. We wish them all the best for this next phase of their life.
